What is floor screeding? 

All new BTO's comes with a bare concrete flooring, normally 35-45mm drop from the kitchen / main entrance / toilets entrance unless they had opted for the flooring during the initial purchase.

Home owners have a few options for flooring, the most commonly used are either vinyl flooring or tiles flooring.

For vinyl flooring, you will need to do the screeding and self levelling first before doing the vinyl works.

For tiled flooring, the tiler will do both the screeding and laying of the tiles.

For the screeding works, HDB's rule is to used pre-mix floor screed. Pre-mix floor screed is a mixture of sand and cement, carefully measured and mixed at the factory. So the consistency and ratio are well proportion.

Compared to before, where many contractors tried to cut costs and uses more sand instead of the correct ratio, this actually causes many tiles to pop, floor to cracked, hollowness etc. Thus HDB came out with the rules that only pre-mix floor screed is allowed for the floorings to minimize this issues.

What is self-levelling compound? 

Self levelling compound is a special chemical cement designed to levelled the flooring to a maximum height of 5mm thick. Once mixed, it becomes like a thick syrup like texture where its poured over the screeding floor, subsequently it will flow around and harden to create that smooth and flat surface ideal for vinyl flooring.

In the market, there are many who are offering 'free self-levelling' compound just to entice customers into thinking that they gotten a better deal. However that's not the case, many times these free self levelling are merely smooth cement finished and not the actual self levelling compound.

I myself did the calculation, its impossible to provide the self levelling for FREE. Even with using our own workers, the costs of the materials and our labour cost actually works out to be more than what they quoted. So in my opinion, its not doable and feasible.

I'll be more than willing to share with you these costing, we are very transparent and have nothing to hide. Please do your own homework and don't be fool and assume that you manage to save a few hundred bucks.
