A clear step-by-step renovation journey for Homeowners n IDs.
Pre-Project Commencement
- Submit required renovation applications and obtain permits (HDB/MCST).
- Protect common areas: main entrance, doors, railings, and balcony.

Purpose: Ensure approvals are secured, common property is protected, and everyone understands the project scope and timeline before work begins.
Demolition Phase
- Conduct demolition briefing.
- Mark out and confirm area for demolition works.
- Remove approved fixtures, tiles, flooring, and partitions.
Purpose: Old fixtures, flooring, or walls are demolished. Clear instructions reduce costly mistakes and prevent accidental hacking of non-removable structures.
Site Preparation Phase
- Install site protection and CCTV.
- Set up project management and monitoring systems.
Purpose: Site safety and monitoring are set up. Cameras allow accountability, while digital systems track progress and updates for client transparency.
Plumbing and Electrical Phase
- Confirm sanitary pipeline and electrical wiring layout and briefing.
- Construction of water supply, electrical circuits, and drainage pipes.
- Electrical boards and drain pipe outlets protection.
Purpose: Essential M&E works are done first. This ensures water and electricity layouts are correct, and protections are installed to avoid damage during later phases.
Waterproofing Phase
- Clean and prepare base surfaces.
- Apply leak-proof treatment.
- Apply two coats of waterproofing membrane.
- Conduct a 48-hour water retention test.
Purpose: Bathrooms/kitchens get waterproofing before tiling. Testing ensures no leakage, avoiding costly rectifications after completion.
Masonry and Tiling Phase
- Apply cement screed to achieve proper floor levels.
- Install wall and floor tiles using adhesive.
Purpose: Cement screeding ensures floor level. Tiles laid with adhesive for durability. This is a key stage for aesthetics and workmanship quality.
Plastering and False Ceiling Phase
- Plastering site briefing.
- Line marking and confirmation of ceiling height.
- Light aluminium framework construction.
- Plaster board installation.
- Crack prevention treatment at gypsum board joints.
Purpose: Walls are plastered smooth, false ceilings installed with framework. Proper crack prevention stops future hairline cracks.
Painting Phase
- Apply putty and sand walls smooth.
- Apply sealer coat.
- Apply one base coat and two finishing coats.
Purpose: Surface preparation + multi-layer painting ensures durability and even finish. Sealer prevents moisture penetration and improves paint adhesion.
Customisation Products, Measurements, and Ordering
- Take final measurements for carpentry and built-ins, custom cabinets, wardrobes, carpentry, and bathroom vanities.
- Confirm design drawings with client.
- Order custom cabinets, wardrobes, and fittings.
Purpose: Accurate measurement and early ordering avoid delays. This stage bridges basic renovation with customised fittings and design elements.
Main Materials Installation
- Delivery and installation of major materials such as doors, kitchen, bathroom ceilings, cabinets, and fixtures.
- Install sanitary fittings and electrical hardware.
Purpose: All core fixtures (doors, carpentry, bathrooms) installed. This step turns bare walls into a functional home.
Pre-Acceptance of Basic Finishing Work
- Internal site inspection.
- Rectify defects and touch-ups.
- Ensure all construction projects and main materials are installed.
- Meet company acceptance standards.
Purpose: Internal quality check before handover. Any defects or touch-ups identified and corrected to meet company standards before client inspection.
Completion and Handover of Basic Renovation
- Finalise core renovation works.
- Client signs acceptance documentation.
- Ordering and delivery of furniture and appliances.
Purpose: Client signs off on the renovation scope. Furniture and appliances ordered to be installed next.
Custom Furniture and Appliance Installation
- Protect completed surfaces.
- Installation of appliances, wardrobes, TV cabinets, etc.
Purpose: Built-in and loose furniture fitted in. Appliances installed with care to avoid damaging completed finishes.
Soft Furnishing Installation
- Installation of products such as sofas, curtains, soft beds, dining tables, etc.
- Conduct final site cleaning.
Purpose: Decorative elements (curtains, sofas, beds) added. This step finalises the home look and comfort, followed by cleaning for handover.
Project Handover
- Final joint inspection with client.
- Issue project completion certificate and warranty documents.
Purpose: Official handover to client with documentation. Marks project completion with warranties and final client sign-off.
